Property grab case: 33 per cent share was transferred to Arvind Singla

One of the accused in the alleged property grab case of Sector 37, Arvind Singla, who surrendered in a local court here today, was first approached by the other accused in 2017 when they started searching for a person who could invest in the controversial property.

According to the chargesheet, the general power of attorney (GPA) related to House No. 340 in Sector 37 was first executed on April 27, 2017 and 33 per cent share of the house was transferred to Singla. The remaining 67 per cent share went to another accused, Khailender Singh Kadiyan, who is still at large.

Initially, Singla wanted 50 per cent share in the house but the other accused, Satpal Dagar and Kadiyan, agreed to give only 33 per cent to him, read the chargesheet.

It further mentioned that Singla initially issued a Rs 5-lakh cheque in the name of Rahul Mehta.

Mehta’s sudden disappearance from the house, however, panicked the other accused in the case, Sanjiv Mahajan, Surjit Bouncer and others, who had allegedly brought him from Delhi and took him to the Estate Office in Sector 17 where the GPA of the house was executed in the Sub-Registrar Office.

The chargesheet also stated that Rs 88 lakh from the deal was transferred into the account of Mehta. The amount was later shown to be withdrawn by Mehta, Surjit Singh and Jagdeep Singh in different transactions.

As per the chargesheet, when the lease hold right of the house was transferred on the basis of the alleged fake documents, the accused, including Singla, started a search for a prospective buyer with an aim of earning huge profits.

The chargesheet claimed that Singla then allegedly approached Manish Gupta and they agreed to sell the house for Rs 3.85 crore. However, as the collector rate of the property was only Rs 2.90 crore, Gupta transferred Rs 33 lakh into the account of Singla and Rs 67 lakh into the account of Kadiyan.

Gupta prepared the sale agreement in the name of his brother Saurabh Gupta, revealed the chargesheet.

It added, the other accused took Gurpreet Singh to Sub-Registrar Office on March 1, 2019 and presented him as Rahul Mehta and got the GPA cancelled.

On the same day, sale deed of the house was executed in the name of Saurabh Gupta through Gurpreet Singh, who posed as Rahul Gupta.
