It's now costlier to set up hotels

CHANDIGARH: Entrepreneurs intending to set up hotels and restaurants in Gurugram and some other cities will have to pay a huge amount to the state government for change of land use (CLU) and by way of external development charges (EDC).

Entrepreneurs intending to set up  hotels and  restaurants in Gurugram and some other cities will have to pay a huge amount to the state government for change of land use (CLU) and by way of external development charges (EDC). The government has notified CLU rates and EDC for setting up restaurants and hotels on the national highway, sector roads other roads in the state.

A whopping Rs 6.77 crore  per acre has been fixed for setting up hotels  in Gurugram  and  Rs 2.83 crore for a similar venture  in acquired sectors in Ambala.

While Rs 6.77 crore  per acre will be charged for hotels coming up along the national highway in the acquired sectors, for hotels along the sector roads the rate is slightly lower at Rs 6.69 crore and for hotels on other roads, it is Rs 6.61 crore per acre.

Similarly, for Ambala, the rate for sector roads will be Rs 2.79 crore per acre, while it has been fixed at Rs 2.67 crore per acre for other roads.

For non-acquired sectors, the rates per acre in Gurugram will be Rs 2.39 crore (national highway), Rs 2.31 crore (sector roads) and Rs 2.23 crore (other roads). For Ambala, these will be Rs 58.41 lakh (national highway), Rs 53.71 lakh (sector roads) and Rs 41.89 lakh (other roads).

For restaurants in acquired sectors in  Gurugram, the rates per acre are pegged at Rs  5.56 crore (national highway), Rs 5.45 crore (sector roads) and Rs 5.36 crore (other roads). For Sonepat, the rates will be Rs 3.51 crore (national highway), Rs 3.41 crore (sector roads) and Rs 3.31 crore (other roads).

The rates for restaurants in non-acquired sectors in Gurugram will be Rs 1.18 crore (national highway), Rs 1.08 crore (sector roads) and Rs 99 lakh (other roads). For Sonepat, the rates will be Rs 89.04 lakh (national highway), Rs 79.12 lakh (sector roads) and Rs 69.21 lakh (other roads).

For restaurants in acquired sectors in Kurukshetra, the rates per acre will be Rs 3.25 crore (national highway), Rs 3.20 crore (sector roads) and Rs 3.08 crore (other sectors) and for non-acquired sectors, Rs 62.59 lakh (national highway), Rs 31.65 lakh (sector roads) and Rs 46.08 lakh  (other roads).

Meanwhile, the rates for restaurants in the public and semi-public zones (acquired sectors) in Karnal have been fixed at Rs 2.79 crore (national highway), Rs 2.75 crore (sector roads) and Rs 2.64 crore (other sectors). The rates for Gurugram are pegged at Rs 5.56 crore, Rs 5.45 crore and Rs 5.36 crore for the three categories, respectively.

On the other hand, the rates per acre for restaurants in non-acquired sectors will Rs 53.71 lakh (national highway), Rs 49.66 lakh (sector roads) and Rs 39.55 lakh (other roads). The charges for Gurugram will be Rs 1.18 crore (national highway), Rs 1.07 crore (sector roads) and Rs 98.59 lakh (other roads).


Highest rates in G’gram

  • The highest per acre charge for hotels are Rs 6.77 crore per acre in Gurugram while for Ambala it is Rs 2.83 crore.
  • The maximum rate of Rs 5.56 crore is for restaurants in Gurugram.
  • The maximum rate for setting up restaurants in Kurukshetra is Rs 3.25 crore per acre.
  • The maximum rate for restaurants in Sonepat is Rs 3.51 crore per acre.
  • For Karnal, the  maximum rate for restaurants  is Rs 2.79 crore.
